Working Title:          Trades/Plumbing Supervisor

Purpose:

Provides essential support to the overall maintenance and repair of the College facilities and is designed to provide flexibility and overlap in multi-trade discipline.  This position directs all work including repairs, plans, and schedules.  Provides cost control over all aspects of the construction and/or repair of roofing, architectural, structural, masonry, paint, carpentry and other work directly associated with the building trades. Position is directly responsible for the overall condition of all these assigned elements of the College.  On occasion this position will be responsible to supervise special tasks as assigned by the Director of Physical Plant and Public Safety.

 

Nature of Work:

Essential Functions

·        Maintains, repairs and inspects interior and exterior carpentry of all College owned facilities including; windows, doors, floors, walls, ceilings, stairs, porches, furniture (including desks and bookshelves), other miscellaneous carpentry work and prepare signage.

·        Erects scaffolding and platforms to meet safety codes and standards.

·        Installs and repairs all types of hardware including closures, panic bars and bathroom hardware.                                                                      

·        Makes ordinary masonry repairs including brickwork (pointing and brick placement), concrete (pouring and finishing), asphalt, ceramic and synthetic tile.

·        Installs and repairs ordinary roofing repairs to gutters and down spouts.                                                                                      

·        Installs and repairs ordinary flooring materials; including carpet, tile and vinyl materials.

·        Prepares all interior and exterior surfaces for paint.  Washes, tapes, patches, sands and provides finish coat after surface preparation.  Repairs broken windows and cut glass.

·        Makes all plumbing repairs and modifications.

Supervision

·        Supervision of personnel and direct hands on participation of the maintenance, repair, alterations and operation of electrical systems of the College.  Supervision includes pre-inspections, post inspections, project approvals, sign-off, training and direct supervision of Trades personnel.  Coordination of outside contract support which includes; scope preparation, contract formulation, contractor selection, negotiations, inspections, project approval, job completion, sign-off, punch listing of electrical and related systems.

Administration

·        Establishes priorities, plans and coordinates the day-to-day operation of the Trades personnel and contract labor.  Directs work assignments, maintenance schedules, service programs, procedures and practices, and recommend improvements as needed.  Meets with the Director to review activities and provide direction on the meeting of department objectives.

·        Performs and directs general maintenance, repair, construction and alterations.  These duties including; carpentry, roofing, painting, masonry, flooring, plumbing and sheet metal.

·        Works on all architectural and structural elements of the buildings and grounds facilities.

·        Provides oversight and inspection for Trades projects under the jurisdiction of the Department of Physical Plant.

·        Prepares accurate planning, scheduling and efficient distribution of labor, and all other assigned work.

·        Initiates and executes department work order requests and maintains close coordination between other Physical Plant shops.

·        Ensures the applicable designs and plans are reviewed for scope, completeness and conform to the College standards.

·        Maintains accurate cost control ledgers on all expenditures and commitments.

·        Prepares estimates, budgets and cost forecasts accurately and expeditiously.

·        Ensures accurate and complete contract scope preparation, contractor selection, safety and code compliance standards.

·        Ensures that all assigned work is completed in an accurate, thorough, neat, professional, and timely manner.

·        Prioritizes, processes, coordinates and schedules work to insure that all work is implemented and completed in a timely and efficient manner.

·        Maintains records and inventories pertaining to the trades.

·        Maintains close liaison with other Physical Plant shops and College personnel that are applicable to the project or work involved.

·        Effectively utilize the computer and other trades equipment that are used in the administration and operation of the shop.

Personnel Relations

·        Provides essential communication and cooperation with administrators, department chairs, other Physical Plant shops and the College community.

·        Maintains a strong personal and professional effort while accomplishing all assigned tasks.

·        Establishes and maintains good customer relations throughout the College.

·        Provides guidance and leadership to subordinates.        

·        Reports to work as scheduled by immediate supervisor.

Marginal Duties

·        Provides project assistance to the Director as appropriate.

·        Prepares miscellaneous project estimates including manpower and material requirements.

·        Coordinates, maintains records and initiates punch lists on work that is performed by outside contractors.

·        Verifies that contracted work is performed in a satisfactory manner, adheres to the drawings and specifications, and meets acceptable construction standards.

·        Performs other job-related duties as assigned by the supervisor.

 

 

 

Exceptional Functions

 

Required/Desired Knowledge, Abilities and Skills:

·        Basic computer skills preferred

·        Familiarity with local, state and federal building codes is required.

            Familiarity with Americans with Disabilities Act (ADA) is required

 

Required/Desired Education, Experience and Necessary Qualifications:

·        High School Diploma required or GED.

·        Journeyman License plumbing is required.

·        Additional Vocational School Training is preferred.

·        Back-flow Prevention Certification.

The Trades/Plumbing Supervisor reports to the Director of Physical Plant and Public Safety, supervising the  Skilled Trades personnel.
