Job Description
Working Title: Assistant Director and Manager of Operations

This is a supervisory position that exercises overall responsibility for the campus maintenance operations including electrical, HVAC, skilled trades, automotive and grounds departments.
· Directs the activities of each of the maintenance divisions. Supervision includes pre and post inspections, project approvals, personnel training, and coordination of outside contract support, which includes project preparation, contract formulation, contractor selection, inspection, and job closeouts.
· Develops cost effective and time efficient solutions for maintenance and construction efforts. Follows prescribed Preventative Maintenance programs for all operations.
· Negotiates with vendors to insure the quality, price and delivery of purchased equipment and materials.
· Develops, plans and specifications for various projects; estimates project costs; and requisitions materials and equipment.
· Develops computer programs on facilities to assist in management of maintenance, repair, renovation, replacement, space and makes recommendation to the Director.
· Monitors energy usage and develops programs to reduce energy consumption.
· Assists in developing detailed planning proposals based upon College growth, expansion and development activities.
· Responsible for budget development and oversight, program development, employee relations, Affirmative Action and formulation of policies/procedures as these items relate to departmental operations.
· Meets on a regular basis with the division chairs and other departmental administrators to evaluate the facilities plans and services concerning their department. Develops and recommends action for development and implementation.
· Project Management: Ensures quality, timely, and efficient completion of Capital initiatives, major renovations and maintenance projects.
· Serves as acting director in the absence of the Physical Plant Director.
Incumbent must have strong human relations abilities, excellent oral and written communication skills, an understanding of an academic environment a demonstrated strength in budget management and proven leadership ability. Analytical and reasoning skills necessary for evaluation processes, judgment, and independent action are critical. Flexibility, adaptability and resourcefulness are essential. Requires a working knowledge of computerized systems/software appropriate to physical plant operations.
Bachelor’s degree in engineering, architecture or business administration/management. Advanced degree preferred. Minimum of six years senior supervisory experience in the area of higher educational physical plant facilities and construction management.
Supervision:
The Assistant Director reports to the Director of Physical Plant and Public Safety.
